FORMA is a 120-person architecture practice shaping towers, cultural landmarks and giga-project districts across the GCC, Europe and Asia — from first sketch to topping-out.
Landmarks that anchor districts — competition wins, cultural commissions and supertall studies from Dubai to Singapore.
A single practice covering every scale — from a door detail to a 46-million-square-foot district.
Towers, cultural buildings, hospitality and private residences — concept through construction documentation.
District frameworks and giga-project urbanism balancing density, shade and public life in Gulf climates.
Lobbies, sky-lounges and workplace floors resolved with the same section logic as the shell.
Parametric envelopes, solar studies and mock-up supervision for high-performance skins at 50°C.
LEED, Estidama and net-zero pathways modelled from day one — not retrofitted at tender.
Full ISO 19650 BIM execution, clash-managed federated models and site architecture teams.
The Practice
Founded in Dubai in 2004, FORMA pairs Gulf construction knowledge with a research studio in London. Every project runs through the same discipline: climate first, structure early, detail always.
Five gates. No surprises at tender, none on site.
Climate mapping, massing options and a feasibility book within 4 weeks.
Three directions, one recommendation — tested against budget and code.
Structure, MEP and facade converge in a single federated model.
Tender and IFC packages with zero-clash certification.
Resident teams through to snagging, handover and post-occupancy review.
Developers, sovereign funds and private clients across three continents.
"FORMA's competition scheme was the only one that solved the podium before the tower. They think like builders and draw like artists."
"Their facade team cut our cooling load by 31% without touching the architectural intent. That is engineering in service of design."
"Zero clashes at tender. Zero variations from design intent on site. In forty years of building I have not seen documentation this clean."
Send the plot, the brief or just the ambition. A partner-led feasibility study lands on your desk within four weeks.
